Home staging boosts appeal and value, with 81% of agents saying it helps buyers visualize a home. Effective staging may help sell homes faster and at higher prices.

NEW YORK – Home staging and detailed checklists can help real estate professionals prepare a home for listing. The more agents understand staging, the better prepared they are to execute it for the benefit of their clients.

Staging is an essential tool to boost a home's appeal and value. Studies show that 81% of buyer's agents say staging helps buyers visualize a home, and 20% believe it increases the selling price by 1% to 5%. Real estate agents now consider staging a vital part of marketing, with options to either stage a home themselves or hire a professional.

Statistics reveal that many agents use staging services to help sell homes faster and at higher prices. Effective staging involves manipulating space, creating emotional appeal and focusing on key areas of the home. The process can involve simple steps like decluttering, neutralizing colors and enhancing rooms with proper furniture placement.

For instance, light and dark colors can make a room appear larger or smaller, and the saturation of color can impact emotion. Making a room feel larger can be accomplished by creating long draperies, adding crown molding or other features that heighten the ceiling.

Avoid arranging furniture along the walls because it can create a "waiting room" effect. Also, use two furniture groupings in very large rooms to avoid an undefined space. Asymmetry is staging-friendly, less formal and trending with young buyers.

Additionally, depersonalize spaces to promote mass appeal, remove all distractions and deodorize to clean. The goal of staging should be to create an emotional appeal to potential buyers.
