Healthy Home Trends Agents Need to Know

Healthy homes are designed and constructed to improve indoor air quality, reduce allergens and be more energy efficient.

NEW YORK — Real estate agents and brokers need to set themselves apart from the competition by not only offering home selling and buying expertise but also added value that resonates with clients' lifestyles and priorities.

The "healthy home" concept has gained ground among clients looking to prevent diseases and injuries tied to housing-related hazards. These are homes that are designed and constructed, maintained or rehabbed to improve indoor air quality to reduce allergens and become more energy efficient.

The U.S. Department of Energy's HomeRx report found energy-efficient homes can improve occupant health outcomes, particularly in areas such as asthma, high blood pressure and allergies. Multiple listing services, however, have yet to adapt to the healthy home trend, which means agents should add the term to their public remarks about listing when homes have features that support healthy living. This enables these homes to appear when potential buyers are searching for these types of houses.

More than 60% of home buyers now prioritize homes that promote well-being, including homes with mold-resistant construction, energy-efficient ventilation, air purifiers and non-toxic materials. Aligning real estate expertise with the latest needs and desires of potential clients can ensure the business meets growing demand and demonstrates that it is ahead of the curve.

Healthy home concepts should be included in market strategies to attract higher-quality leads, and offering webinars and workshops on improving indoor environments or energy efficiency can draw prospective clients who value wellness.

Wellness lifestyle real estate developments can generate sales-price premiums between 10% and 25%, according to the Global Wellness Institute. Establishing trust through expertise, contractors, wellness-focused businesses and eco-conscious builders will turn to the real estate agent as a resource for referrals.
