NEW YORK — When using artificial intelligence (AI) tools, including ChatGPT, to write social media posts, house listings and more, agents need to be prepared to make their directions specific.

AI needs to be told what role it should fulfill when writing, which means letting the tool know whether is writing as a real estate agent or a marketing specialist. The tools also need information and specifics regarding the writing task and the desired outcome. The AI prompts should include specifics that meet the goals of the real estate agency.

Prompts should contain as much data and detail as possible, especially when using these tools to create detailed business plans with actionable goals – such as the number of closed transactions and target sales volume an agent aims to achieve. The prompt also needs to ensure the AI tool generates weekly and monthly actions that will help the agent achieve those yearly goals.

To increase social media engagement, real estate agents should specify which platform the AI tool is writing for, what the AI should generate to boost engagement and followers and what point of view posts should be written from.

For example, if an agent wants Instagram Reel ideas, the agent must specifically ask for that content so that people stop scrolling and direct message the agent for more details on the home-buying process.

If search engine optimization is important, details on that should also be included in the prompt so the AI tool can produce the best content. AI also can generate letters or postcards for direct mail campaigns for owners of recently expired listings and prospects, as well as engaging MLS listings.
