Buyers and sellers are looking for Realtors with savvy social media video skills — and these are the types of real estate videos that get their attention.

There’s a reason Instagram Reels, YouTube and TikTok are so popular. People love to watch videos. In fact, a recent study by real estate marketer Rechat.com found that 73% of sellers surveyed would rather list their home with an agent who uses video versus an agent who does not.

This shouldn’t come as a surprise considering in 2020, 96% of consumers increased their online video consumption, and 9 out of 10 viewers said that they wanted to see more videos from brands and businesses, according to HubSpot.

If these stats tell you anything, it’s that video marketing has earned its place at the table. Videos on Instagram and Facebook Reels, as well as TikTok, are taking over the social media marketing scene. You’re going to want to ride this wave to stand out as an agent in this heavily saturated market.

I’ve tested all kinds of video ideas for real estate agents and the following five ideas get the most engagement.

1. Educational tips

Educational videos should be the bulk of your video content. This can be aimed toward home sellers, homebuyers, real estate investing and mortgage updates. Educational videos help build your authority in real estate and establish you as the expert. Don’t use industry jargon that people may not understand. Keep it simple to make the biggest impact. Think about the questions buyers and sellers ask you and answer them in your videos. Some ideas:

  • Three tips for preparing your house to sell.
  • What do you need for pre-approval?
  • Can I change jobs when buying a home?

2. Listing walkthroughs

Home tours always perform very well. People are curious to see what kind of houses are on the market. They can preview and rule out or mark which homes they want to see in person. Some tips for listing walkthroughs on social media: 

  • Keep them 30 seconds and under.
  • Start with a small intro in front of the home.
  • Always include a call to action in your caption. Example: Contact me to see this beauty in person.

3. Featured home highlights

This is like a listing walkthrough but only focuses on one to two areas of the house. This is great for those homes that have an amazing outdoor space and an incredible kitchen. Example video title idea, “This Kitchen Will Blow Your Mind!” Highlight these spaces:

  • Kitchen appliances
  • Master suite
  • Backyard view
  • Home office

4. Behind the scenes

The best way to humanize your brand is to show viewers what happens behind the curtain. Show your audience why they should choose you as their real estate professional. Behind-the-scenes video ideas that work well on Instagram and TikTok are:

  • How I Stage a Home for Sale
  • Meet the Team: Spotlight one team member per video

5. Local spotlights

There are so many reasons to feature a local business in your area, such as increasing brand awareness for the business, establishing yourself as the local expert and showing support for the local community. Another plus is that you can make new connections to add to your database.

One day a week, spotlight a local business. Visit your favorite coffee shop, barber, burger joint, etc. Interview the owner, show the exterior and interior, and ask a patron why they love it. Be sure to tag the business in your social media posts so that they can share your video and increase your visibility.

Creating targeted videos is the best way to engage potential customers, establish yourself as a local expert and get your name out there. Plus, you’re providing a valuable service to your audience and community by highlighting local businesses and educating people on home buying and selling. #
