Video Editing Services That Will Change How You Sell Real Estate

A look at easy online tools that will help you create professional video listings that will wow both buyers and sellers.

Kent Corey knows that live videos are a great way to showcase real estate listings, engage prospects and highlight his knowledge of the local market. After using a variety of assorted tools, he chose Switcher Studio last year as a one-stop solution and pays $39 a month for the subscription service.

“Switcher makes it easy to add text and graphics and switch from one camera angle to another,” says Corey, a sales associate with eXp Realty’s Fort Myers office. “It’s like having an editing studio right in my pocket.”

Switcher Studio lets Corey capture video images from one, two or three iPhones and iPads, giving him plenty of options to build viewer engagement. Instead of just talking into a smartphone or showing a panoramic exterior of a new listing, he can switch back and forth between high and low, distant and close-up views, using his visual creativity.

Best of all, Switcher Studio lets Corey shoot live videos complete with text, graphics and special effects streaming directly to Facebook, YouTube and other social media sites. “I include a call to action that drives traffic to my calendar, where prospects can schedule an appointment to have a private Zoom meeting.”

Corey says it takes about 15 to 20 minutes to set up a live video session. Then, he turns the app on and sends invites to whomever he wants to join the session. In just a few months, this approach has already led to several successful transactions.

“Not long ago, I went live on my Facebook page using Switcher to explain the benefits of owning versus renting,” he says. “A couple connected with me after seeing the video. I found out their wants and needs, referred them to a lender for prequalification and found them a new home.”

  • Live home videos. Using his iPhone, iPad or laptop, Corey can take viewers on a live tour of a new listing, adding his commentary, as well as pop-up graphics indicating highlights of the various rooms.
  • Testimonials from satisfied customers. “Switcher makes it easy for me to record a testimonial at closing, using different camera angles to keep things interesting,” he says. Afterward, he can edit the video to provide context to the transaction.
  • Interviews with affiliated professionals. Using Switcher, Corey can interview mortgage, title or insurance professionals, adding graphics and switching cameras to engage viewers.
  • New listings. “With Switcher I can tell the story of a home while I’m putting up a for-sale sign,” he says. “I include pop-up graphics about the home, along with my call to action.”
  • Video walk-throughs. Corey prepares live videos for customers including notes and graphics about the different rooms.

As for advice, Corey says the best strategy is to get started. “Your videos are a great way to build your brand—and they don’t have to be perfect every time to get a viewer’s attention.
