CHICAGO — Understanding the different needs and preferences of specific customer demographics is crucial for succeeding as a real estate agent. Among these groups, SINK home buyers – which stands for “single income, no kids” – represent a dynamic and influential segment, particularly among young professionals.

As these buyers seek homes that reflect their lifestyles, staging properties in ways that resonate with their tastes and aspirations may help them to better envision themselves living there.

Who SINKs are

SINK customers are typically individuals in their mid-30s to early 60s. They often prioritize their careers and personal aspirations over traditional family structures.

The SINK segment can include single men and women, but recent trends show that female SINK home buyers are particularly influential in shaping the housing market. Single women accounted for 19% of all home buyers in 2023, according to research from the National Association of Realtors®.

Driven by their financial independence and desire for personalized living spaces, SINK women increasingly may be prioritizing their careers and personal growth, which may lead them to seek homes that reflect their lifestyles rather than traditional family-oriented spaces. For example, SINK home buyers may look for residences that include home offices, creative studios or relaxation areas.

5 staging tips for SINKs

The SINK trend presents an opportunity to stage homes specifically to entice this demographic. Consider these strategies for creating an inviting and functional space that may better resonate with their preferences.

1. Emphasize multifunctional spaces

SINK home buyers often seek homes that can adapt to various activities: work, leisure and socializing. Showcasing multifunctional spaces appeals directly to their need for versatility. For example, if the house has an extra room or a spacious corner, consider staging it as a tranquil yoga studio or gym to appeal to fitness enthusiasts. Include mats, calming colors and soft lighting to really sell the proposition.

2. Incorporate trendy design elements

Many women tend to favor modern aesthetics that reflect current designs. Try trendy color palettes, such as soft pastels or bold jewel tones. Incorporate statement pieces like accent chairs with bold patterns, striking coffee tables or even abstract art that may be more likely to resonate with younger buyers’ tastes.

3. Add feminine touches

One size doesn’t fit all when it comes to styling a home, but many women may appreciate softer aesthetics, offering warmth and comfort in their living environments. Consider using floral patterns in throw pillows or curtains and adding soft textures, like plush rugs or blankets. Round off the design with decorative accents like candles or vases filled with fresh flowers.

A home’s windows can help spotlight scenic views that surround the home. Homes that have specialty windows, such as casement windows that open at 90-degree angles, can be showcased for buyers that appreciate bright, airy spaces. The key to highlighting this component in a staged home is ensuring the windows are clean and unobstructed by furniture or decor. Place comfy seating nearby so potential buyers can envision themselves enjoying the view.

5. Make green features a focal point

Many SINK home buyers fall within the millennial and Gen Z demographics. These groups have been very vocal about their support and preference for sustainable living. Case in point: 68% of millennials and 73% of Gen-Zers say they’re willing to pay more for green household features, according to the Building Performance Association. They may be more likely to view eco-friendly homes as a reflection of their identity and as a potential benefit for saving on utilities.

As SINK buyers continue to shape the housing market and increase their purchasing power, consider their unique preferences. Focus on style, functionality and sustainability to position your property’s appeal to attract this growing segment of home buyers.
