VA loan knowledge can open more doors

Military buyers and sellers face unique financing, legal and timing issues, from VA loans and BAH income to assumptions and SCRA protections. Agents who understand those details can help them avoid costly mistakes and make better use of benefits many still leave untapped.

Military buyers and sellers often arrive with financial realities that many agents are not prepared to navigate, even when those agents market themselves as military-friendly.

VA loans, Basic Allowance for Housing (BAH) income, funding-fee exemptions, power-of-attorney transactions, Servicemembers Civil Relief Act (SCRA) protections, and loan assumptions can all shape what is possible for a service member or veteran in ways that differ from a civilian transaction.

Gaps in that knowledge can lead to higher costs, weaker loan choices, legal mistakes, or advice that does not reflect how military families actually move and qualify. Only 13% of eligible veterans and active-duty service members have used their VA home loan benefit, despite its zero-down structure and other advantages.

Serving this customer base well requires fluency in the benefits, risks, and pressures that shape military housing decisions. Agents need to understand that VA loans have no limits for buyers with full entitlement. Veterans with a service-connected disability rating are fully exempt from the VA funding fee at closing, saving them thousands of dollars.

VA loan assumptions are a powerful but underutilized tool that can help buyers secure lower interest rates and help sellers stand out in a competitive market. Military families place a premium on authentic expertise and often become long-term referral sources for agents who truly understand their needs. The gap in VA loan utilization highlights both an unmet need and a significant opportunity for professionals willing to invest in serving this community effectively.
