Florida Realtors Releases Updated Forms

The forms help Realtors with residential, commercial and vacant land sales through clearer timelines, updated terms and revised disclosures.

ORLANDO, Fla. — Updated forms from Florida Realtors® provide clearer time calculations, updated terminology and revised disclosures, among other changes, for residential, commercial and vacant land sales to help Realtors as they navigate transactions.

The forms, released Monday, March 24, ensure alignment with industry standards and regulatory requirements.

  • Commercial Contract (CC-6): This form now counts time in calendar days regardless of how many days are to be counted. The time provision removed all mentions of bifurcated timing provisions and is similar to the time provisions in the Florida Realtors®/Florida Bar contracts. Click here to preview changes.  
  • Contract for Residential Sale and Purchase (CRSP17): This form now uses calendar days for calculating time periods. Additionally, it accounts for when time periods are counted backwards from the closing date. It also now includes a flood disclosure statement to ensure sellers are aware of their obligation to disclose. Click here to preview changes.  
  • Vacant Land Contract (VAC-14xxxx): This form now accounts for the updated HOA rider in the options of addenda to include with the contract. Click here to preview changes.  
  • Compensation Agreement – Owner/Listing Broker to Tenant’s Broker (CAOT-2): This form includes the initials for both the Owner or the Listing Broker to acknowledge at the bottom of the document. Click here to preview changes.  
  • Exclusive Right of Sale Listing Agreement – Commercial (ERS-9xcp): This form updated a term to “Cooperating Brokers” in the compensation portion of the agreement. Click here to preview changes.  
  • Seller’s Property Disclosure – Residential (SPDR-4x): This form updated the old term “PACE” with the new term, “Qualifying Improvement.” Click here to preview changes.  

In addition, the form numbers on all riders (CRSP17 Riders) have been updated for consistency with the contract.
