10 Things to Do in Your First 30 Days in Real Estate

Set yourself up for success by doing these 10 tasks during your first month in the real estate business.

You earned your real estate license. Now what? Here are 10 tasks you can cross off your list during your first 30 days in the business. Doing them will set you up for success.

1. Join the right brokerage.

Choose a brokerage that leverages technology and training. Bonus points if they help agents generate leads. Explore the different business models out there to understand what fits you best.

2. Build a database.

Begin with 100 people who would recognize your cell phone number or email address. Then, add 10 new contacts a week. Your goal is to have a database with 300 contacts within the first month.

3. Choose a CRM.

Your brokerage may offer one. If not, review what’s on the market, demo them and choose the best fit.

4. Schedule activities that drive production.

Pick regular hours each day that you use to call your database or do lead-generating activities. Then, focus on the to-dos that get you in front of customers. Devote the fewest hours to administrative activities.

5. Read, watch and train.

Take a class on how to properly fill out a contract, read industry news (HousingWire.com and Inman.com, to name two). Subscribe to Florida Realtors® News, a daily email that gives you all the news you need to know. Also, Florida Realtors® Take 5 videos give you peer-to-peer strategies in an information-packed five minutes on any real estate subject you might need.

6. Study a geographical area.

Become the expert of a certain few neighborhoods, a city, county or community. Memorize average sales price, number of listings, buyer and seller patterns and visit current listings.

7. Practice key scripts.

Build your listing presentation and the script to go along with it. Build scripts when calling your database. Use them as a jumping-off point for conversations.

8. Work in the office.

Build relationships and get a grasp on the business by going into the office rather than working from home.

9. Build your social media accounts.

Start with one channel and build a plan to market yourself on social media.

10. Get to know local developers.

Familiarize yourself with new construction and establish relationships with the sales representatives of local builders.
