Mature trees can add to resale value, agent says

Well-placed, well-maintained mature trees create an emotional response in buyers and can meaningfully increase a home's resale value, according to a Next Brokerage agent.

Buyers often respond quickly to mature trees because they can make a property feel shaded, established and more private from the moment they pull up.

When combined with thoughtful landscaping, mature trees can boost a home's resale value by between 5% and 15%, Sebastian Hovsepian, a real estate agent at Next Brokerage, said.

"Trees set the mood instantly. When buyers show up and see a mature olive tree or a jacaranda in the front yard, it creates this emotional response like, 'Wow, this place is established,' " he said.. "It feels more like a home than just a house."

In each real estate market, agents should be able to explain which trees can influence property value positively, such as native and low-maintenance trees. Curb appeal also can be adversely affected by trees that are too close to the home, blocking out natural light or views. Trees close to a home also raise concerns about roots, storm damage, fire risk, or ongoing upkeep.

Hovsepian recommends that owners regularly prune trees, check for disease, and make sure that roots are not lifting up pavement to protect the value of the trees and provide buyers with more confidence. Healthy trees in the right location can strengthen curb appeal and add value.
